Real Estate Website Design for Brokerages and Developers

A property website is a filing system first and a brochure second. Visitors want to narrow a long list quickly, then talk to a person. We design the structure for both.

Short answer

A real estate website needs consistent listing pages, filters that match how people actually search, project pages for developers and a one-tap WhatsApp enquiry that carries the listing reference. Tooba Web designs these as custom sites. Advertising permit rules apply to property marketing in the UAE, so confirm yours with RERA or DLD.

Structuring a listing page

Every listing should follow the same layout, so that visitors can compare properties without re-learning the page. A reliable order is:

  1. A gallery with the strongest photograph first, and a floor plan where you have one.
  2. A short factual summary: property type, area, bedrooms, bathrooms, size, status and whether it is for sale or rent.
  3. The price or rent field, exactly as the owner approves it.
  4. A description in plain sentences, with the building and community named correctly.
  5. Your reference number, the responsible agent and one enquiry button.

Use only photographs you have the right to publish, and take down listings that are no longer available. Stale listings are the fastest way to lose a visitor's trust.

Filters that match real searches

Filters should reflect the questions buyers and tenants ask first, not every field in your database. For most brokerages, that means:

  • Buy or rent.
  • Location, by community or area name.
  • Property type and number of bedrooms.
  • A budget range.
  • Ready or off-plan, if you sell both.

Keep the filter bar usable with one thumb on a phone. If you need a back-office system to manage hundreds of listings, that moves into custom web application territory. Ask us and we will scope it separately.

Project pages for developers

A development deserves a page that works as a short briefing document. Include the project overview, location and nearby landmarks, unit types, floor plans, amenities, handover information as supplied by the developer, and the gallery. Add a clear disclaimer that images are artist impressions where that is the case. Keep one page per project so each can be found, shared and updated on its own.

Enquiries through WhatsApp

In the Gulf, many property conversations start on WhatsApp. Each listing's enquiry button can open a message that already contains the reference number and property name, so the agent knows what the person is asking about. Decide in advance who answers each number and how quickly, because a slow reply loses more enquiries than a plain design ever will.

Advertising permits and compliance

Property advertising in the UAE is regulated, and permit requirements can apply to listings and marketing material. These rules change and differ by emirate and by whether you are a broker or a developer. We do not give legal advice. Before launch, confirm with RERA, the DLD or your lawyer:

  • Whether and how permit numbers must appear on listings or ads.
  • What wording and disclaimers are required for off-plan projects.
  • How personal data in enquiries should be handled under the Personal Data Protection Law, and whether a cookie notice is needed.

We design the places where such information goes, so it is easy to add the right details.

English and Arabic

Buyers and investors read in many languages, so a bilingual English and Arabic site is common. Arabic pages are laid out right-to-left, with search filters and number formats checked. Arabic copy is produced with AI assistance and edited, and legal or contractual phrases should be reviewed by someone who works with them daily.

How the remote process works

We work from Istanbul with no UAE office. Time zones differ by one hour, so calls and approvals fit the working day. We start on WhatsApp, agree the page types, and show you design drafts for the listing page, project page and home page before building the rest. Revisions are collected in one list per round, which keeps the build moving.

For layout ideas, see our fictional sample designs. They are examples only, and real projects start from a blank page.

Frequently asked questions

Do you include live feeds from property portals?

Not as a standard feature. Tell us how your listings are currently managed and we will say honestly what is practical, or scope a custom setup.

Can you add a mortgage or investment calculator?

Possibly, as a custom web feature. Anything that shows financial figures needs wording confirmed by your compliance adviser.

Who is responsible for permit numbers on the pages?

You are. Confirm what RERA or DLD requires for your type of marketing, and we will place the information where it belongs.

Is there an option for a single-project landing page?

Yes. A developer can have a one-project site with gallery, floor plans and an enquiry button.

Do you handle property photography?

No. You supply photographs, or we recommend a brief for the photographer you hire.
